List For Less Columbia.com also has a By Owner option that allows you to list your home on the
MLS so thousands of Real Estate Agents and Buyers can view your home, but if you ever find the
buyer yourself and no buyers agent is involved in the transaction you pay
NO EXTRA COMMISSION to a buyers agent.

Before you list your house on the MLS you can decide whether or not you want your 1800 # to
include your contact information or our contact information.  When potential buyers call the 1800 #
posted on all signs and on websites it will be a recording that gives full details about the property
and the direct number they can call to speak with someone about the house.  That contact number
can either be  your number or our number.  IT'S YOUR DECISION!
If you are opting for the By Owner strategy  your name and number is mentioned on the recording
of the 1800 # posted on all signs and websites.  If a buyer listens to the 1800 # recording they can
retrieve your number and call you about your house for sale.  If no real estate agent is involved in
the transaction and you find the buyer on your own
YOU PAY NO EXTRA COMMISSION to a Buyers
Agent.
 It is required by South Carolina Law that we assist you all the way through closing, even if
you do find the buyers on your own.   There is an additional $299 contract and negotiation fee to us
at closing but check out how you can
get that commission removed along with viewing a
commission comparison table.  We can send you weekly reports of everyone's phone number
who has called the 1800 #.  At any time if you decide not to deal with potential buyers we will be
more than happy to take over.
If you don't want to be involved in dealing with potential buyers and showing your house on your
own, we can have all buyers call us directly instead.  We will leave your name and number out of
sales process.  We will still send you weekly reports of how many people called about your house
and have viewed it.   Remember, it is standard practice to offer a 3% commission of the selling
price to the Buyer's Real Estate Agent.
